Job: Property Manager - Dayton, OH

Job description: You will be one of 2 property managers that handle our growing network of over 100 residential apartments and 65 Airbnb short term rentals.

This job involves facilitating the arrival and departure of Airbnb guests alongside coordinating the cleaning, maintenance, and operations of the Airbnb rentals. This is primarily a telework job, with almost all tasks conducted via the Airbnb app on a smartphone or on theAirbnbwebsite on a personal computer. Another important aspect of the daily routine for this position is the utilization of the August app for guest’s electronic access codes. This application manages electronic locks across the properties, gaining a familiarity with how to add and remove guests from the app is an essential part of this position’s daily tasks. Given the technical and electronic nature of many issues relating to this position, employees in this position should expect to coordinate with our I.T. personnel where necessary to iron out any glitches in these features.

Your primary objective is to get customers the requisite information they require to utilize theirAirbnb rental This includes, but is not limited to, all information relating to electronic locks, key lock boxes, WiFi passwords, parking information, check-in/check-out times, and more. Many of the required responses to inquiries regarding the aforementioned items are already saved on the Airbnb profile, so they can be used in a plug-and-play manner wherever necessary.This position also involves fielding all customer feedback (positive or negative) and coordinating with the appropriate staff (via text message or phone call) to keep the customer satisfied. These pieces of feedback run the gamut from issues with checking in (cannot find lockbox, codes not working, etc) to the customers simply wanting to extend their stay or modify their bookings. Equally important is the management of the Airbnb rentals themselves, as this position includes alerting maintenance and housekeeping staff to rooms that require repairs or just routine cleaning.

In addition to the primary Airbnb related responsibility, this person will also spend time assisting with the operations of our residential apartment units. You will work to create leasing contracts for new tenants, ensure units are ready for tenants, fulfill repair requests efficiently, collect monthly rents, and track daily expenses. We also expect our Property Manager to provide regular status reports on the condition of the property and any issues that arise.

Responsibilities:

The property manager has the following responsibilities and duties:

  • Thursday through Monday work schedule - weekends are work from home optional but mandatory office days Monday, Thursday, and Friday
  • Managing Airbnb account messages including booking requests and promptly responding to all customer inquiries
  • Manage arriving and departing customers (provide check-in and check-out information)
  • Adding/removing incoming/departing customers from the August app
  • Leasing of apartments including Tenant management and rent collection efforts
  • Investigating and resolving property complaints and rental violations
  • Organizing the cleaning and maintenance of residential units and short term rentals
  • Prepare a weekly report for other Customer Management and Relations Specialists on any events or changes they need to be made aware of.

Preferred Qualifications:

The Property Manager should have the following skills, education and experience:

  • Customer service and interpersonal skills needed to meet with prospective and current tenants
  • Good verbal and written communication
  • Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed
  • Organization and the ability to multitask efficiently
  • Problem-solving to find effective solutions for a variety of potential issues
  • Knowledge of rental contracts and property and anti-discrimination laws
  • Self starter who can efficiently manage their own time
  • Prior hotel front desk or management experience is a plus

Compensation:

Circle Capital will provide the following compensation:

  • Salary: $55-$65k per year
  • Monthly medical insurance stipend
  • Two weeks PTO plus sick time

Job Type: Full-time

Pay: $55,000.00 - $65,000.00 per year
